Terms & Conditions

Use

The Premises must be used to live in only and for no other reason. Only a party signing this Lease, spouse, children or nanny of that party may use the Premises.

Failure to give possession

Landlord shall not be liable to give possession of property on the start date of this lease if all rent monies are not collected. Rent shall be payable as of the beginning of the Term unless Landlord is unable to give possession. The ending date of the Term will not change.

Deposit, Rent

All deposits and rental are to be paid as follows:

½ Rental fee plus security will be paid upfront

REMAINING CHECK FOR SECOND PART OF RENT, CLEANING FEE & SECURITY FEE($2500)

IS TO BE PAID NO LATER 60 DAYS PRIOR TO CHECK IN.

All checks should be made payable to Sal Zangari and mailed to the address for rent payment above or if agreed upon via zelle or other online payment forms.

Cancellation Terms, Fees

If tenant decides to cancel, they must do so within 60 days of check in. If tenant decides to cancel within the 60 Days, the landlord is not responsible for sending back any rental money except for the cleaning fee and security deposit. The landlord will accept holding the rental money for a future reservation IF they are able to lock in a renter for the above mentioned dates.

Security

Tenant has given Security to Landlord in the amount stated above. If Tenant fully complies with all of the terms of this Lease, Landlord will return the Security after the Term ends. If Tenant does not fully comply with the terms of this Lease, Landlord may keep the Security deposit to pay amounts due whether by damages, village summons, extra cleaning fees or non-compliance to the terms listed on the website or on this contract. Utilities and services

Tenant must pay for the following utilities and services when billed: Propane Use for Pool Heater. Movies charged by said tenant during the term of the lease.

Furnishings

The Premises are furnished and the furniture and other furnishings are accepted “as is.” Tenant must not alter, decorate, change location of the furniture or add to the Premises.

Repairs, alterations

Tenant must keep, and at the end of the Term return the Premises and all appliances, equipment, furniture, furnishings and other personal property clean and in good order and repair. Tenant is not responsible for ordinary wear and damage by the elements. If Tenant defaults, Landlord has the right to make repairs and charge Tenant the cost. The cost will be deducted from the security.

Space “as is”

Tenant has or has not inspected the Premises but takes the Premises “as is”

Care of Premises, grounds

Tenant shall keep the grounds neat and clean. Vehicles may be driven or parked only on the driveway.

Liability

Landlord is not liable for loss, expense or damage to any person or property unless it is due to Landlord’s negligence. Tenant must pay for damages suffered and money spent by Landlord relating to any claim arising from any act or neglect of Tenant. Tenant is responsible for all acts of Tenant’s family, employees, guests and invitees.

Landlord’ consent

If Tenant requires Landlord’s consent to any act and such consent is not given, Tenant’s only right is to ask the Court to force Landlord to give consent. Tenant agrees not to make any claim against Landlord for money or subtract any sum from the rent because such consent was not given.

Assignment, sublet

Tenant may not sublet all or part of the Premises, or assign this Lease or permit any other person to use the Premises.

Effective date

This lease is effective when landlord receives signed and initialized lease by said tenant above.

A. Absolutely no smoking is allowed inside the home.

B. Movie charges on Cablevision will be tenant’s responsibility and fees incurred will be subtracted from tenant’s security deposit.

C The premises shall NOT be used for any promotion, event, or party and large groups other than the tenants are strictly prohibited from entering the premises.

D. The tenant represents a total of 10 guests or less.

E. Tenants will supervise all children adequately at the pool. Use of the pool is at the Tenant’s risk and responsibility. Owner has no liability with regard to the Tenant’s use of pool.

F. Tenant is responsible to pay for propane for the pool heater for the term of this lease, which will be deducted from the security deposit.

G. There shall not be more than 5 cars on the driveway overnight.
